The Farmhouse is the ultimate compromise between rural living and contemporary features. When we bought the farm in 2011, the farmhouse was gutted, and oak and stone floors popped in. 6 years later, we gave her a second spruce up. Bright and fresh with palettes of greys and whites, lovingly worn wooden floors, sheepskin rugs and woollen blankets, stacks of Guardswell firewood and the heart of the house- the cosy red Aga.

We’ve furnished the Farmhouse in a simple, modern country, and utilitarian fashion. With minimal clutter, and pieces that we fell in love with. Local art adorns the walls, and random crockery and cutlery fills the larder shelves. In our eyes, this is the perfect party house- whether it’s a dinner in the deliciously dark grey dining room, or somewhere to rest your worn out head after dancing the night away in the Steading.

You’ll find a fun outdoor area to take in the views and the fresh farm air- outdoor table and chairs, firepit for toasting marshmallows and a Big Green Egg (the big one! A BBQ/smoker/charcoal oven) perfect for cooking up a storm for the whole household.

THE PERFECT HILLTOP ESCAPE FOR RELAXING AND CELEBRATING WITH FRIENDS

The Garden Room and Sitting Room are perfect for curling up with a good book, or pulling out a board game. Or perhaps our favourite time filler- just looking out of the window at the view over the Carse of Gowrie, North Fife and the River Tay.

All of our accommodation at Guardswell Farm is self-catering, however, we occasionally have events on in the Steading (have a look at the EVENTS tab) which involve food!!

Guardswell is a little escape from the modern, fast-paced world- and as such- we dont have any wifi or televisions (however, do have 4G if you are in need to catch up with the world). We hope you enjoy the conversations, the board games and the silence.

The Farmhouse is relatively close to the main Steading building. It will never be available for rent if we have a wedding on, however, there may be other events on in the space during your stay. If you are concerned about this- please contact us for more information.

All of our properties at Guardswell Farm are self catering- however, we do sell some of our own produce, and some local produce, in our Provisions Store.
We do occassionally host pop up dinners- so take a look at our event page.
As of 2024, all bookings will have the option to add a breakfast basket onto their stay. This can be added at the point of booking.
Our Guardswell Breakfast Baskets will be delivered on your day of arrival, and include a little selection to last your stay. They contain everything we love in a breakfast- simple, homemade and slow-paced. Sourdough and homemade preserves, Guardswell granola, eggs from our hens, beautiful ground coffee, Diggers Apple Juice Scottish yoghurt and a jar of homemade compote. You are welcome to explore the farm with your breakfast- why not enjoy it in the boat or the glasshouse.
