Oh what an adventure this will be.

Immersed in nature. The sound of swaying ash, oak and scots pine behind you. The skylark calling overhead. A badger set tucked into the hillside above. A soaring Red Kite. Views over the farm below, the beautiful Carse of Gowrie and the River Tay.

Named after its neighbouring abandoned village, the Pitmiddle Hut is a little nod to a way of living that was slower, more intentional, crafted out of necessity. Off-grid. Not connected to electricity, water or sewers as most of our homes today are. Its much further up the hill, and accessed by foot, so you’ve got to be excited for the journey.

It doesn’t have to be, but it is a perfect family hut. Somewhere where iPads are banned, board games cure boredom, that first lesson in lighting a fire safely or whittling a stick is given, the freshest of air, the hilltop swings a stone throw away- or the abandoned village of Pitmiddle next door to explore and imagine a time when children lived and ran across this exact spot on the hillside. It’s not just for families- but we’ve tried to make sure it’s pretty awesome for families.

This hut is a real adventure- and as such, its really not for everyone- but if its for you, its going to be a dream. Read the Very Important Hut Information below to ensure you fully understand the details.

LISTEN TO THE CUCKOO ON THE TOP OF THE HILL OR PULL OUT A BOARDGAME

The Pitmiddle Hut has two separate rooms- joined together by an open space with epic views, which can be closed over with big sliding doors. On one side you’ll find a bunk bed (suitable for children) and a double bed, and on the other, a wee living and kitchen space (with induction hob and Esse Bakeheart), with a mezzanine king bed which is accessed via a ladder.

All of our accommodation at Guardswell Farm is self-catering, however, we occasionally have events on in the Steading (have a look at the EVENTS tab) which involve food!! The Pitmiddle Hut has one induction hob to cook on as well as an Esse Bakeheart- but you could also cook on the Big Green Egg or even the firepit outside. Please note that as the Pitmiddle Hut has limited electricity, there is no fridge, however, we do provide a cool box with ice blocks. 

We think it’s perfect for 2 adults, and up to 4 children (although that might be a bit of a squash and a squeeze), or up to a maximum of 4 adults.

Guardswell is a little escape from the modern, fast-paced world- and as such- we don’t have any wifi or televisions (however, we do have 4G if you need to catch up with the world). We hope you enjoy the conversations, the board games and the silence.

YOUR STAY

  • This hut is a little more “remote” than our other huts- so there are a few things that are important to reiterate.

    • The Pitmiddle hut is accessed via foot, up a track for part of the route and then across a field for the last 75m. The walk is approximately 500m- 1/2km- and is uphill for the majority of it. A brisk 8 minute walk or a casual 15 minute walk.

    • Your bags will be delivered for you, and picked up at the end of your stay.

    • You should arrive in daylight hours (we can advise) to ensure you reach your hut and have a clear understanding of its location.

    • The hut has a small amount of solar power- and you may need to “ration” its usage. There is the possibility that when we havent had much sun, there may be a power cut. The solar power runs the lighting, the USB sockets and the induction hob.

    • The water in the hut is drinking water and is from a private supply, treated through both particle filter and UV filter. It is tested regularly.

    • Although we love and welcome children to stay- please be aware that we cannot accept responsibility for them, and that they must be supervised at all times. Please do not allow children onto the mezzanine/or in the mezzanine bed.

  • Check-In/Out Days- Monday (2 night), Wednesday (2 night) and Friday (3 night).

    Check-in times from 4pm-8pm (potentially earlier depending on daylight)

    Check-out by 11am

  • All of our properties at Guardswell Farm are self catering- however, we do sell some of our own produce, and some local produce, in our Provisions Store.

    We do occassionally host pop up dinners- so take a look at our event page.

    A Guardswell Breakfast Basket can be added to your stay and will be delivered on your day of arrival, and include a little selection to last your stay. They contain everything we love in a breakfast- simple, homemade and slow-paced. Sourdough and homemade preserves, Guardswell granola, eggs from our hens, beautiful ground coffee, Diggers Apple Juice Scottish yoghurt and a jar of homemade compote. You are welcome to explore the farm with your breakfast- why not enjoy it in the boat or the glasshouse.
